An initial engagement includes up to eight total hours of professional services, including preparation, round-trip travel from our Celina office, site observation, and a briefing. The focus is tailored to your objectives and may include apparent boundary conditions, drainage, utilities, regulatory considerations, and likely zoning constraints.

The briefing identifies key observations, information requiring verification, potential alternatives, and recommended next steps. Surveys, subsurface investigations, utility-capacity confirmation, detailed studies, and engineering design require separately defined services. Any work beyond the authorized scope or time allowance requires an approved scope and fee adjustment.

Move from a development concept toward coordinated plans and agency review. LLEAD Services provides civil engineering and entitlement support tailored to the property, project objectives, and applicable requirements.

Services may include conceptual site planning, grading and drainage design, utility coordination, construction documents, and assistance with entitlement and permitting submissions. Specialized consultants are coordinated where the project requires their expertise.

Each agreement defines the included disciplines, deliverables, agency coordination, and review cycles. Signed and sealed documents are provided where included and required. Agency decisions and approval schedules remain subject to the reviewing authorities.

Our review helps identify scope gaps, exclusions, assumptions, and clarification items so you can make an informed selection. Bid coordination and recommendations are provided under a separately authorized scope; contractor selection and contract award remain with the client.

Stay informed as civil construction progresses. LLEAD Services provides scheduled site observations and engineering coordination to help assess whether observed work generally conforms to the applicable plans and specifications.

Depending on the authorized scope, services may include site visits, observation reports, responses to engineering questions, and coordination of design clarifications. Visit frequency, reporting, and closeout deliverables are established in the agreement.

Construction observation is periodic and does not constitute continuous inspection or a guarantee of contractor performance. Contractors remain responsible for construction means, methods, sequencing, and site safety. Materials testing and specialty inspections are separately scoped where needed.
